What types of properties does Garcia Property Management handle?

We manage everything from single-family homes and four-family buildings to larger apartment complexes—and everything in between. No matter your property type, we have the expertise to keep it profitable and well-managed.

What is your approach to property management?

As property owners ourselves, we understand the importance of protecting your investment. Our goal is to help you improve your asset’s value over time through careful prep work, targeted marketing, diligent maintenance, and excellent tenant retention. We aim to keep your property full, profitable, and worry-free so you can enjoy your personal time uninterrupted.

What services do you provide?

• Leasing: Professional marketing and thorough tenant screening to fill vacancies quickly with tenants who treat your property like home sweet home.

• Property Management: We handle all tenant communication, rent collection, transfer of utility accounts, and bill payments, sending digital statements and payments monthly.

• Maintenance: In-house maintenance services with prompt response times, renovations

How much does property management cost?

  • Property Management Fee: 10% of collected rent with a $100 monthly minimum.

  • Leasing Fee: Equivalent to the first month’s rent (minimum $650).

  • Lease Renewals: $150 per 12-month renewal.

What are your maintenance rates?

  • In-house maintenance: $60/hour

  • Emergency maintenance: $100/hour

  • Subcontractors and supplies: Cost plus 10% markup

  • Lawn mowing: Starting at $35 per visit

How do you ensure good tenants and tenant retention?

We have refined marketing strategies that reach the right audience and a detailed prescreening process to select tenants who will care for your property and treat it like home sweet home. Our triage-based approach to maintenance and our excellent communication help keep tenants happy and encourage them to renew leases, reducing turnover.

How will I receive updates or financial statements?

All financial reporting and payments are handled digitally. You’ll receive monthly statements and owner disbursements on the last day of each month, ensuring full transparency and convenience.
