What is your approach to property management?

As property owners ourselves, we understand the importance of protecting your investment. Our goal is to help you improve your asset’s value over time through careful prep work, targeted marketing, diligent maintenance, and excellent tenant retention. We aim to keep your property full, profitable, and worry-free so you can enjoy your personal time uninterrupted.

How much does property management cost?

  • Property Management Fee: 10% of collected rent with a $100 monthly minimum.

  • Leasing Fee: Equivalent to the first month’s rent (minimum $650).

  • Lease Renewals: $150 per 12-month renewal.

What are your maintenance rates?

  • In-house maintenance: $60/hour

  • Emergency maintenance: $100/hour

  • Subcontractors and supplies: Cost plus 10% markup

  • Lawn mowing: Starting at $35 per visit

How do you attract and retain ideal tenants?

We have refined marketing strategies to reach the right audience and a detailed prescreening process to select tenants who will care for your property and treat it like home sweet home. Our triage-approach to maintenance and excellent communication help keep tenants happy and encourage them to renew leases, reducing turnover.
