30ish days. We typically know our availability 30 – 45 days in advance, and the furthest we can set a possession date is 30 days from receiving your application.
Yes. We run a soft credit check, which means it won’t affect your score. While your credit doesn’t need to be flawless, we do expect it to show that you’ve paid your bills on time and consistently keep your finances in order. [Heads up: if you owe a previous landlord, a phone company, or if you owe child support, it’s not going to work out with us right now]
All of our properties are completely smoke free, inside and outside. That means no smoking of any kind on balconies, in backyards, or out windows! We are not a good fit for smokers.

We are a small team and do our best to respond in a timely manner- but keep in mind that if you inquire from a 3rd-party site (like Zillow, Apartments.com, etc…) we don’t get that message until it’s been redirected through their servers first = big lag. All our rentals include, at a minimum, a stove and refrigerator. They also include water, sewer, trash, and lawncare. Above and beyond that, please refer to each individual listing for specifics.
How much your utility bills will run is completely up to you. Some people like to keep their place like a hot yoga studio; others bundle up and ice it out- regardless of season.
Once you have a particular apartment in mind, you can call Ameren Electric or Spire Gas to request a historical monthly average, but again, it depends heavily on the temperature you set your thermostat.
First of all, it’s like 5, with follow ups… You might notice that we screen our prospective tenants quite carefully. Although it takes a few minutes of both of our time, once you’re living in one of our properties, you’ll appreciate the fact that we do this! There are far too many landlords out there whose only requirement for tenants is possessing cash and a pulse.
Application Fee: $50
We conduct a credit check, a background check, and prior landlord verification, as well as require proof of income, for everyone over 18. Generally, you know if you’ve been approved/declined within 3-4 business days.
Security deposit is equal to one month of rent and is required at lease signing.

We have a few, but most have gas (for the heat, stove, and/or water heater) and electric (for the cooling, lights, etc). If the apartment is all-electric, it will be noted on the listing.
